“The Town of Georgina recognizes and acknowledges that we are on lands originally used and occupied by the First Peoples of the Williams Treaties First Nations and other Indigenous Peoples, and on behalf of the Mayor and Council, we would like to thank them for sharing this land.  We would also like to acknowledge the Chippewas of Georgina Island First Nation as our close neighbour and friend, one with which we strive to build a cooperative and respectful relationship.


We also recognize the unique relationship the Chippewas have with the lands and waters of this territory.  They are the water protectors and environmental stewards of these lands and we join them in these responsibilities.”

    1. That the Committee of Adjustment receive Report No. DS-2022-105 prepared by the Development Planning Division, Development Services Department, dated December 5, 2022 respecting Consent Application B14-22, submitted by Gord Mahoney on behalf of the owners for the property municipally addressed as 260 and 262 The Queensway South, Keswick.

    2. That in the event no public or Committee concerns are raised at the meeting warranting investigating and a further meeting, staff recommend the following:

      1. That the Committee of Adjustment approve Consent Application B14-22, as it pertains to the property municipally addressed as 260 and 262 The Queensway South, Keswick to sever and convey subject Land ‘A’ from Subject Land ‘B’, as shown in Attachment 4 to Report No. DS-2022-105.

      2. That the approval of Consent application B14-22 be subject to the following condition(s):

        1. Submission to the Secretary-Treasurer of two (2) white prints of a deposited reference plan of survey to conform substantially with the application, as submitted;
        2. Submission to the Secretary-Treasurer of a draft deed, in duplicate, conveying Subject Land ‘A’, as indicated on Attachment 4 to Report No. DS-2022-105;
        3. Submission to the Secretary-Treasurer of an easement document which grants 262 The Queensway South access to Mac Avenue to the satisfaction of the Development Planning Division.
        4. Submission to the Secretary-Treasurer of written confirmation from the Town of Georgina Development Engineering Division that all matters identified in Attachment 6 have been addressed to the Division’s satisfaction.
        5. That the above-noted conditions be fulfilled within two (2) years of the date of the Notice of Decision.

    1. That the Committee of Adjustment receive Report No. DS-2022-0103 prepared by the Development Planning Division, Development Services Department, dated December 5, 2022, respecting Consent Application B21-21, submitted by Gary Foch for the property municipally addressed as 26037 Woodbine Avenue.

    2. That in the event no public or Committee concerns are raised at the meeting warranting investigation and a further meeting, Staff recommend the following:

      1. That the Committee of Adjustment approve Consent Application B21-21, as it pertains to the property municipally addressed as 26037 Woodbine Avenue to merge Subject Land ‘A’ with Beneficiary Land ‘B’, as shown in Attachment 4 to Report No. DS-2022-0103, for the purposes of lot addition;

      2. That the approval of Consent Application B21-21 be subject to the following conditions:

        1. Submission to the Secretary-Treasurer of two (2) white prints of a deposited reference plan of survey to conform substantially with Attachment 4 to Report No. DS-2022-0103.

        2. Submission to the Secretary-Treasurer of a draft deed, in duplicate, conveying Subject Land ‘A’ to the owner of the abutting landholding indicated as Beneficiary Land ‘B’, as shown on Attachment 4 to Report No. DS-2022-0103.

        3. Submission to the Secretary-Treasurer written confirmation from the Lake Simcoe Conservation Authority (LSRCA) that any matters with respect to the application have been resolved to the LSRCA’s satisfaction.

        4. Submission to the Secretary-Treasurer of a solicitor’s undertaking, in a form satisfactory to the Town, sufficient to confirm that the solicitor will consolidate the PINs of Subject Land ‘A’ and Beneficiary Land ‘B’, as shown on Attachment 4 to Report No. DS-2022-0103, immediately following the first conveyance of Subject Land ‘A’, together with the submission of a completed application to consolidate the PINs of Subject Land ‘A’ and Beneficiary Land ‘B’.

        5. That the above-noted condition(s) be fulfilled within two (2) years of the date of the Notice of Decision.

    1. That the Committee of Adjustment receive Report No. DS-2022-0103 prepared by the Development Planning Division, Development Services Department, dated December 5, 2022, respecting Consent Application B21-21, submitted by Gary Foch for the property municipally addressed as 26037 Woodbine Avenue.

    2. That in the event no public or Committee concerns are raised at the meeting warranting investigation and a further meeting, Staff recommend the following:

    1. That the Committee of Adjustment receive Report No. DS-2022-0095 prepared by the Development Planning Division, Development Services Department, dated December 5, 2022, respecting Minor Variance Application A23-22, submitted by Ying and De Qing Wang for the property municipally addressed as 684 The Queensway South.

    2. That in the event no public or Committee concerns are raised at the meeting warranting investigation and a further meeting, Staff recommend the following:

      1. That the Committee of Adjustment approve Minor Variance Application A23-22 to permit relief from the following:

        1. Section 5.1(b): To permit the construction of an accessory structure in a front yard; whereas an accessory structure shall not be erected in any yard other than in an interior side yard or rear yard; and
        2. Section 6.1(f): To permit a northern interior side yard setback of 1.89 m and a southern interior side yard setback of 0.45 m whereas an interior side yard setback of 1.2m on one side and a setback of 2.5 m on the other side is required for the existing structure; and
        3. Section 6.1(g): To permit a dwelling with a ground floor area of 80 square metres whereas a minimum ground floor area of 100 square metres is required.

      2. That the approval of Minor Variance Application A23-22 be subject to the following term(s):

        1. That the proposed accessory structure be constructed in general conformity with Attachment 5 to Report DS-2022-0095, in accordance with the relief recommended to be approved in Recommendation 2(a).
        2. That the proposed accessory structure shall not have any water fixtures.
        3. That the proposed accessory structure shall not be used for sleeping accommodation / living quarters at any time.
        4. That the relief recommended to be approved in Recommendation 2(a) ii and 2(a)iii apply to the existing structure.

      3. That the approval of Minor Variance Application A23-22 be subject to the following condition(s):
        1. The applicant/owner shall provide an Arborist Report and Tree Compensation Plan to the satisfaction of the Town’s Planning Policy Division in accordance with the Town of Georgina Tree Preservation and Compensation Policy.
        2. The applicant/owner shall provide a detailed lot grading and drainage plan including existing and proposed entrance prepared by a Professional Engineer skilled and competent in such works and all in accordance with the requirements of Part 4 of By-law 2011-0044 (REG-1), as amended. The plan shall show existing conditions including grade elevations of the entire lot, to the satisfaction of the Town’s Development Engineering Division.
        3. That the above-noted condition(s) be fulfilled within two (2) years of the date of the Notice of Decision.
